Good lighting, both indoor and outdoor is important to maintain UNCG’s aesthetics, safety, and security. Skilled technicians ensure buildings are equipped with smoke and fire systems. Fire alarm systems, exterior lighting for buildings, parking decks, walkways, and emergency generators in critical areas are some of the main services provided by the electrical shop. They also help contractors with access to buildings, location of equipment and underground locating of utilities. The life safety, a team within the electric shop team will respond to fire alarm calls from the Police Department and the alarm companies that help repair and check the various systems we have on campus. This shop also is pleased to offer portable power wagons at special events.

The HVAC-R shop performs preventive maintenance and repairs throughout the entire campus on a wide variety of equipment, ranging from window ac units and refrigerators, to walk-in coolers and chillers. Our workload is constantly growing due to renovations and the additions of new buildings throughout the campus. We try to avoid a lot of major repairs and service disruptions through our PM (Preventive Maintenance) program, and our Alarm Flash program. Our PM program schedules and generates work orders on every piece of equipment that we maintain. Lots of major repairs are avoided by PM work orders, which enable us to repair smaller problems before they have a chance to grow.

Our Alarm Flash program is a fully automated system that sends a warning message to the HVAC iPhone. The iPhone is carried by one of our shop members 24 hours a day, 7 days a week, and holidays. There is a pre-determined temperature set point in each of our automated buildings. When the space temperature in the building gets too far above or below the temperature set point, the system automatically sends a notification to the iPhone. This enables us to address issues proactively, thereby reducing the likelihood of any impact to our Faculty, Students, and Staff.

We maintain two central chiller plants which produce up to 9,000 tons of air conditioning to approximately 26 buildings. This plant produces 42-degree water that is delivered via 24″ pipe to each of these buildings and pumped thru air handling units to give you the air conditioning in your building.

The HVAC-R shop makes a constant effort to keep all of our customers comfortable and happy. Chances are, when you enter your building first thing in the morning and the temperature feels pleasant, it is thanks to the skills of the folks in the HVAC-R shop.

The Plumbing shop maintains campus water and sewer systems, wells, irrigation systems, and fire sprinkler systems.

We test backflow prevention devices and handle all major plumbing repairs.

The Steam shop maintains all steam and condensate lines once they leave the steam plant through manholes and steam tunnels. We also maintain all steam equipment for hot water and building heat.

The Steam Plant supplies hundreds of thousands of pounds of steam to UNCG daily working three 8 hour shifts.

Steam Plant operators are at work nights, weekends and holidays to make the steam used to heat campus, provide hot water, humidification control and cafeteria uses.
