ABOUT

The Taylor Building opened in 1967. Many of the building systems are original to the building and have exceeded their useful life. There have been several partial and limited renovations over the years, however, the building needs a comprehensive rehabilitation in order to extend the life of the building as well as meet the University’s programmatic need.

The Taylor Theatre Infrastructure Renovation Project will update the building mechanical, electrical, plumbing, and sprinkler systems. The interior space will focus on ADA access renovations with some architectural upgrades. Should the budget allow, Add Alternates are anticipated to address a comprehensive fire alarm system upgrade; upgrades to the theatre seating, accessibility, & acoustics; the proscenium fire curtain; door hardware; and the lobby ticket booth. Challenges include a carefully planned phasing of sequences that accommodate occupancy during construction.

The Board of Trustees approved, Lord Aeck Sargent, from Chapel Hill, NC as the Designer for this project on July 14, 2021. The design phase will begin in early November.

June 2023

Bids were received in March and April for the early procurement of HVAC units, VFDs, and Electrical Switchgear and purchases have been approved to move forward. The design team is working to complete the Construction Documents package this summer for review and approval to bid by the NCDOA State Construction Office.

The School of Theatre (College of Visual and Performing Arts) will also be moving from Taylor Theatre this summer to vacate the building for Fall 2023 Semester, and prepare for the targeted start to construction.

September 2022

The overall project is currently in the Design Development phase with an Early Procurement Package for long lead items in the Construction Documents phase. Due to the volatility in the construction market, the team has identified equipment with very long anticipated lead times to go out to bid earlier than the rest of the project to maintain overall schedule. Design Development target completion is in mid-October. Systems selections and approaches are under review for the Early Procurement package. Options for the exterior of the mechanical addition are developing. Interior configurations of the theatre and support spaces are progressing and being refined and detailed. July 2022

The Schematic Design Phase has completed. The project is moving into Design Development to refine scope and detail requirements. Due to current market trends, early procurement of critical equipment has been identified as the preferred delivery strategy to best meet the schedule needs ahead of issuing the General Construction contract. Site surveys and utility location confirmation were undertaken to confirm design assumptions and understand the requirements for underslab work and the mechanical addition planned for the southeast courtyard. Design of the addition to be reviewed as it is further developed. Design Development and Early Procurement packages scheduled for completion in October.

November 2021

The design team’s survey and assessment of the existing conditions is underway. An initial kick-off meeting was held to review overall project goals, assess schedule, and begin to prioritize scope of work.
